Many events affect when the “right time” to sell your home is, such as: a marriage, a growing family, an empty nest, retirement, a divorce, death, job loss or job re-location.

If your current housing situation or life circumstance is not addressing your needs than the time to sell your home is now!

However, if these life circumstances are not a driving force behind your desire to sell, than the most strategic time to sell is when competing inventory and interest rates are low and market conditions are favorable to a seller.

Most homeowners think that spring is the best time to sell a home because the snow is gone, the flowers are out, the home presents well, and more buyers are out looking.  The reality is that the number of homes sold in the 2^nd quarter of 2009 (spring market perceived as the peak selling season) is not significant enough to justify taking on the added competition.  That is, competition is homes selling similar to your own in condition, size, price and location.  The best time to sell your home is when your competition is low.  

Another interesting fact that home owners are not aware of, and this table illustrates, is how few buyers  (sales) there are in any given quarter in each respective town. 

Have your Realtor analyze your home’s competition, treat every offer seriously as there is not an unlimited supply of buyers,  and don’t help sell your competitions home by having your home priced above market value.
